Front Porch Sittin’

Although we have two back porches, they aren’t all that big so we plan to do a lot of front porch sitting at the new house.  So we were pretty pumped when work got started on our front porch last week.  We have tongue and groove floor planks now, and we want to keep everything looking original.  We plan to reuse what we can (side note: we haven’t had to buy any wood inside the house because we’ve been able to recycle so much!) and where we need new boards, we will go back with matching tongue and groove.

We have some major rot issues, but that’s nothing new.  The carpenters have started removing boards at the ends of the porch and are working their way in.

The foundation masonry will also be repointed and repainted to give the front a new fresh look.

So far, so good!  I have very southern dreams of a porch swing, rocking chairs, and sweet tea on this porch.  Here’s my inspiration…

Here’s my question for you:  What color do we paint the porch floor?  I would prefer to stain them a dark wood color, but after 100 years of paint, that’s not really a feasible option.  White will get too dirty, black will show pollen really bad.  Gray?  Blue? Brown?  Green?  I need some opinions…ready, set, GO!

Our House Baby

Yesterday marked the start of our 29th week working on the house.  29 weeks!?!  That seems like forever.  If our house was a bun in the oven, we would have just hit the final trimester and be in the home stretch.  I would be having symptoms like heartburn, fatigue, shortness of breath, trouble sleeping, and anxiety.  Wait, maybe this is a baby!  (Ha!! Just kidding!)  Let’s just hope our house doesn’t take 40 weeks!!!

The changes from the five-month round up are pretty astonishing.  Here’s where we were:

  1. Scrape and prep interior walls, trim, and ceilings
  2. Prime and paint interior walls, trim, and ceilings – every room is primed, and 3 4 rooms are painted!
  3. Remove all interior carpet
  4. Finish electrical, including adding several outlets and wiring each room for ceiling fans – almost finished!
  5. Repair all porches
  6. Patch and paint the metal roof
  7. Rework hidden metal gutter system and repair/replace exterior woodwork – this is a long process, but it’s moving along!
  8. Install new heating and air system
  9. Repair mortar in the basement, and repoint front-of-house mortar
  10. Finish upstairs back bathroom (tile floor, plumbing for a shower, new sink)
  11. Update downstairs bathroom (paint cabinets, new mirror, new light fixture)
  12. Repair garage (it is currently sturdy, but leaning)
  13. More landscaping

Here are the big ones…

We now have a new, fully functioning heating and air system!  And in case you were wondering, yes, our gas pack unit is larger than a smart car.  NBD.

We decided to go with the large gas pack for the downstairs so that we could get the gas furnace out from under the house (and now I can sleep easier at night).  We also have a new heat pump to heat and cool the upstairs.  We had a couple of VERY cold nights here in eastern NC last week, so we got to test it out.  We were very pleasantly surprised that the house was quickly and efficiently heated! YAY!!

We also had our basement and crawl space cleaned out, and all new duct work installed.  Here’s a peek…more on that later.

Next, all of the carpet and all of the vinyl has been removed! Wood floors everywhere!

Obviously some of them still need a lot of work, but it’s getting there.

We have removed all of the knob and tube wiring that is accessible (i.e. all wiring that is not inside the walls) and have updated where we can.  Side note: we did get our insurance worked out, but you can read my rant here.

Now, before everyone goes commenting on how our house will explode because we have knob and tube wiring, let me explain.  When most people think of knob and tube, they are thinking of aluminum knob and tube.  And they’re right…this stuff is dangerous.  Because aluminum corrodes fairly easily over a period of time, you are basically left with hot electricity just running amuck.  However, we have copper knob and tube, and copper virtually never corrodes, especially when protected.  The copper knob and tube in our walls has not been exposed to any elements, and is therefore intact.  We have had it approved by both our electrician and city inspector.  We decided to go ahead and replace the accessible knob and tube (like the stuff under the house or in the attic) because much of it has been exposed to the elements, like water, dirt, dust, etc.  Make sense?

Charles and I picked out all of our lighting for the house, and most of it has come in.  We took what was available over to the house so it’s ready to be installed.  I can’t wait to share with you what we chose!!!

The guest bathrooms have been roughed in and we are getting ready to install our floors, tile, and fixtures. You can get a better idea of what we have in mind here.  We also have started the work on the master closet.  We closed up two doors and knocked down a couple of walls, and it’s really coming together.  Here are our plans for the master bathroom and the closet.

So there you have it.  We’ve made some pretty major progress in the last few weeks.  Charles and I are both lucky enough to work for the state, so we have the entire week of Christmas off!  We are hoping to get in the house and work on the floors during that time so we can hopefully move in January.

Barbie Dream House

No dream house is complete without a dream closet…at least not in my world.  So you can imagine how thrilled I am that it’s finally starting to take shape!

Here’s a look at the space before.  We are basically taking the master bedroom closet, walk-through, and kitchenette pantry and combining them into one big closet.

Two doors have been closed in, and three walls have been removed.  You can see where the master closet was before.

I think it’s fair to see we are moving up slightly in the closet department! ;)

We have picked out french doors that will be installed after short walls are built at the front of the closet.  You can see more about the evolution of our master suite, as well as some ideas I’m loving here, here, and here.

And even better, we haven’t had to buy any new wood for the closet.  We have tons of boards that are still reusable.  Yay for recycling!

My Weekend Through the Fuzzy Lens

It’s true…my iPhone takes terrible pictures.  I sometimes feel like it’s mocking me, telling me I’ll never get a good one.  But this weekend was incredibly productive, and I wanted to document it all without risking getting paint or dust or paint stripper on the nice camera.  So here goes.  My weekend through the fuzzy lens…

I was beyond thrilled to see that there is NO MORE CARPET in our house!! I even created a hashtag in Instagram to share my joy.  Even more exciting was how awesome the floors underneath looked!

Next, we tested out a couple of paint samples for the kitchen.  We had decided that we wanted to go with gray, but we weren’t sure how dark.

Luckily, many of you chimed in and helped us decide on the one we were leaning towards…the lighter! 

Then we took a mega trip to Lowe’s and spent the next two and a half hours picking out all of our bathroom finishes.  Yep, we were those people walking around writing down part numbers and getting in everyone’s way.  Oh well, we were super successful in picking everything out.  Here’s a sneak peek of the floor tile and shower tile we picked for the master bathroom.

After a little community service project, we headed back over to the house Saturday night so Charles could install a light kit for the ceiling fan in the kitchen (that we feel sure has not been cleaned in 10 years…gross).  I’m so happy to have such a handy husband! :)

While I was there, I decided to start working on getting the kitchen cabinet doors off.  (PS- it was my first real experience with power tools, and I’m hooked.  This could be bad.)  Then Michael and Mary came over and we decided to have a little impromptu reno party.

We even ordered pizza and had our first official meal in the house!! Luckily, we had lots of air duct boxes to serve as a table.  Of course I had to document this first meal.

Sunday, we put in a full day at the house.  We owe HUGE thank you’s (and probably several drinks) to Michael and Mary!  We never would have been so efficient without those two!! We’re very blessed to have such wonderful friends that we can also call family.

Mary worked on painting the cabinet doors for the kitchen, Michael worked on pulling up the kitchen floor, Charles worked on stripping the pocket doors, and I worked on painting the kitchen.  It was a well-oiled machine, especially with Pandora’s 90’s Pop station playing!

Like I said, the picture quality is awful.  But at least we have some memories!

Sneak Peek!

Charles just emailed me a few pictures from his trip over to the house during lunch and let me tell you…it was shocking!

What we have always referred to as “the gold room” is no longer gold.  The carpet is gone and the floors are…wait for it…fantastic!!  (Knocking on wood as we speak so as not to jinx us.)

The kitchen, however, is a different story.  Under the vinyl, we found…

More vinyl!!  We’ve gotten down to the original hardwoods in the butler’s pantry though, and it’s not looking good.  Luckily, we already planned on that being the case and picked out our alternative floor.

But this is just a tease.  You’ll have to wait for the full update later this week!

The Bathroom We Picked Was…

Remember this post on our options for the master bathroom?  Well, it’s official.  Drum roll… We decided on OPTION 3!!

Most of you liked this one best too!  This option really does utilize the space the best.  Our plan was to tear out the kitchen ceiling (below the bathroom) as needed to install new plumbing, but since the bathroom floors can’t be saved anyway, we are just going to pull up the floors instead.  That way the kitchen is left alone.  We have been told to pick out finishes this week so that work can begin ASAP! YYYYYAAAAAYYYYY!!!!!

I think a large mirror would look so elegant above the tub.

We are thinking of installing a shower that has two sides of tile and two sides of glass.  But I like the idea of doing a half wall in the shower so the tub has…um…a different view?  Awkward.

Our shower will be a little bigger than this, and I would love to have a bench in the shower.  No more awkward angles when trying to shave my legs! ;)

I would love for the built-in linen closet to have drawers at the bottom, then glass front cabinets above.

We are still undecided on all of the finishes, but we know that whichever vanity we choose has to have lots of storage and lots of counter space!
