The Game (Floor) Plan

We can get into the details later.  Let’s talk basics.  Here are the changes we’d like to make to the overall layout of the house.  Here’s a very amateur drawing of the current floorplan, thanks to Floor Planner.  I love this site, and it’s free!!  Score!  It’s not exactly right and I’m sure some dimensions are off, but this will give you a general idea of the layout:

Here’s our rough plans for the renovation:

 Let’s start with the first floor.  The kitchen is incredibly cramped and outdated.  We would like to extend cabinets all the way around the kitchen and add a large island to the center.  I would love to have a two-tier island so I can have a gas range on the lower side and still have room for a breakfast bar on the other.  I’ll get to the kitchen details in a later post.  For now, I’ll just show you what the kitchen looks like today.

We would also like to update the bathroom on the first floor.  Charles’ grandmother used the family den as a bedroom and this bathroom as her master bathroom.  But since we are changing that up, we don’t see the need to have a full bath off of the den.  I would like to rip out the atrocious green 1970s tub and build in extra storage.  Then we just need to update the 1970s vanity and it will be a nice guest half bathroom.

Upstairs is where we are making some bigger changes.  In the 1930s, the house was converted to a two-family house.  The front two bedrooms remained part of the main house, and the back two bedrooms, a kitchenette, and a full bathroom were turned into an apartment.  We have no plans of sharing our home, so this kitchenette has got to go!  The good part is: because there’s a kitchen up there, we know the room is already set up with plumbing.  Our plan is to rip out the kitchen and convert it into a glamorous master bathroom.  I dream of a clawfoot tub, tile shower, massive separate vanities…and, wait for it…a BIG closet!!!  Our plan is to knock out the wall between the existing kitchen pantry and the master closet and create one large room for all my shoes, clothes, bags, coats, scarves, and jewelry.  Oh, and I guess Charles can have a corner too.  :)  Aren’t I the good wife?

 Lastly, we have to make some major changes to the bathrooms upstairs.  The back bathroom is very odd.  There is a classic tub with a corner sink, and they are practically touching.  Seriously, I can wash my hands while taking a bath.  And then the toilet is in a separate closet.  I propose switching the location of the toilet and tub (and installing a traditional shower/tub combo), which will give us room for a proper vanity.  We’ll see what the contractor has to say about that.

 Here’s the toughie.  There’s this little bathroom in what was originally the “attic closet.”  It’s a room hall that is about 3′ x 8′ and someone decided to install a shower, sink, and toilet, all of which you have to walk past to get to the stairs to the attic.  We’ve already decided we are gutting that bad boy!  But we’re not sure what to do with it.  Of course we could use it for storage, or, as I suggested, a gift wrap closet.  But Charles laughed endlessly at me for thinking that I need a gift wrap closet (little does he know!).  I also feel like we will want an extra bathroom at some point…kids, guests, etc.

My Non-Bucket-List List

In case you wanted to know a little more about me, take a look at my bucket list.  Only, this isn’t a bucket list.  I think that term has such a negative connotation.  It’s all these things you HAVE to do before you “kick the bucket.”  So much to live up to!  (Pardon the pun.)  And so what if I don’t get to every single one?  Some are more far reaching than others–for example, adopting a pet is much more feasible than travelling to South America! Instead, this is just a list of things I would like to accomplish before, well, sometime.

I created this list on my 25th birthday.  So far I have 68 items listed.  With this house, I hope to cross off at least five of them.   Anyway, here they are (in no particular order):

Travel:

  • Take Charles to the Grand Canyon–it really is amazing
  • Travel around Europe–I’ve been to London and Paris, but I’m definitely not finished!
  • Travel to South America
  • Travel to Canada
  • Travel to every state in the U.S.–so far I’m up to 27 31
  • Tour the U.S. in an RV–I could probably kill two birds with one stone here
  • Take a trip to Disney World–I’ve only been once, when I was 3 years old
  • Visit NYC at Christmas time
  • Gamble at a casino in Las Vegas
  • Drive the Pacific Coast Highway in a convertible
  • Ride the Blue Ridge Parkway on a motorcycle
  • Take a train somewhere overnight
  • Eat at the Space Needle Restaurant in Seattle
  • Attend Galway International Oyster Festival, Ireland
  • Climb every open lighthouse in North Carolina
  • Go to a NASCAR race–the redneck part of being southern
  • Go to the Kentucky Derby–the classy part of being southern
  • Fly first class
  • Go on a helicopter ride

House, Home, and Family:

  • Buy a house
  • Grow a garden (flowers or vegetables)
  • Learn to mow the grass
  • Own a vacation home
  • Renovate/remodel an older home
  • Have children
  • Celebrate my 50th wedding anniversary to Charles–and hopefully many many more!
  • Give my daughter a fairy tale wedding–like mine!
  • Carry on the Thanksgiving Thankful Box tradition with my family
  • Adopt a pet

Staying Active:

  • Fit into my wedding dress on my 25th anniversary
  • Complete a 5k without walking
  • Learn the entire “Thriller” dance
  • Become an accurate shot with a handgun

  • Learn to ski
  • Take dance lessons (ballroom, tango, salsa, etc.)

Keep the Home Fires Burning

One of my favorite parts about the house is all the fireplaces.  Eight to be exact!  And they are all coal-burning, except the one in the dining room, which has gas logs.  Some are in great shape, and some need a little work.   Here’s a look at a few of them…

There is a fireplace in each of the four bedrooms, the formal living room, the family den, the dining room, and the foyer.  And they are ALL different!  Lots and lots of decorating options!  Here are some examples of how I would like to decorate a few.

And I can’t wait to decorate eight mantles for Christmas!  I know it’s only February and we have quite a while until Christmas, but when you have EIGHT fireplaces, you have to get started early!  I know that I definitely want to hang stockings in the den.  And I would like to do something formal and elegant in the living room.  But other than that, I’m up in the air.  It will be fun to get started, and watch how my collection accumulates over the years.  Take a look at these holiday mantles that I love!

True Colors

The outside of the house is the first impression you give the world.  The color scheme, the landscaping, the light fixtures…all help to mold this impression.  So it’s no surprise that we are having trouble deciding on a color scheme for the exterior.   The house is currently painted yellow (well, what’s left of it) and has black shutters.  I’m not crazy about this color scheme, mainly because I’ve never been a huge fan of yellow.  I think it has something to do with the fact that I’m a very fair-skinned redhead and I have never been able to wear yellow.  It’s just not a favorite color.

So the question is, where do we go from here?  I found this awesome picture from Old House Colors (fitting name, right?) that lays out all of the classic paint colors.  Forgive the dated quality of the picture.  I suppose that’s appropriate.

Although not exciting at all, gray is easily my favorite color.  But I’m hesitant to do too much gray on the inside for fear of it beginning to look drab.  However, I think it could really pop on the outside if we keep all of the trim white and all of the shutters black.  I really like the “light blue gray” on the top row, and the “yellow gray” in the middle.  Here’s an example I found of the blue-gray with black and white accents.  I think this would totally work on our house (sans the tacky chain link fence).

I’d also really like to paint the front door.  There’s just something about a painted door that adds so much character.  If we did the color scheme above, maybe a black door?  White would definitely get too dirty and be way too much upkeep.

Exterior Woes

So in case you aren’t yet sufficiently frightened by this project we’ve decided to take on, let’s discuss the exterior.  First of all–and this is only aesthetics, but in my world, that’s first of all–the ENTIRE outside of the house needs to be stripped and painted.  Paint is in various stages of peeling off all around the house (see back porches for the worst).  We are still up in the air about paint colors, but that’s another post altogether.  Just take a look at this monstrosity:

Ok, now on to the “crucial” stuff.  First, the roof.  There is a metal roof on the house, which I absolutely love!  I can’t wait for it to rain when we live there!  Woops, yes I can.  PLEASE don’t let it rain!  Because if it rains, we have problems.  The main part of the roof that covers the house is fine.  Yes, it needs to be replaced because it’s old, but there are no gaping holes.  The eaves and gutters are another story entirely.  Houses of this era often had a “hidden gutter” system.  Basically, these are exactly what they sound like–hidden gutters.  Aesthetically, they look great and hide those ugly, overhanging gutters.  But when someone neglects them for 10 years and allows leaves to clog every inch of them, they begin to fill up with water and all sorts of other gunk and eventually rot the wood beneath them.  Rotten wood = very bad.

Fixing these gutters means finding someone who is experienced with these archaic, ahem, historic systems.  And I’m learning that expert often means dollar signs.  $$$!  But it is a necessity and something we definitely can’t compromise on.  So bring on the dollar signs!

Next are the back porches.  The house has what used to be (and what will be!) a beautiful two-story Charleston-style porch on the back.  It’s just too bad it’s literally falling apart and detaching from the house.

Luckily, NC has pretty mild winters.  But we are one good ice or snow storm away from those babies falling right off.  And if they fall, there’s a good chance they’re taking the back corner of the house with them.  We are hoping we will be able to just prop them up and use the original infrastructure to rebuild them.  I’d like to screen in the top porch and make it a retreat off of the master bathroom.  I’m thinking dreaming of something like this:

A Few More Fun Facts About the House

A few more fun facts about the house…

It is an absolute gem, but is in desperate need of lipstick and rouge.  The house is an American foursquare built in 1902 and is a very intimidating 3500 square feet.  We picked a great first project, huh?  At least it already has our name on it:

It boasts 8 coal-burning fireplaces and a Porte Cochere (which I’ve learned is really just a fancy schmancy way of saying carport).   Luckily, most of the rooms just need a little paint and the occasional plaster touch up.  But we plan to completely gut the kitchen.  Also, there is a kitchenette on the second floor that we plan to turn into a master bathroom.  It is important to us to maintain the character and charm of the home, while bringing it into the 21st century and making it the perfect place for us to expand our family…one day.  The biggest, and scariest, reno will be the exterior.  The gutters are rotting through, the house needs a new roof, and the two story porch on the back of the house is literally falling off.  We are in the process of meeting with contractors and getting estimates for work.  We’re just waiting for the cringe-worthy numbers.  But hey, we may be newbies on the renovation scene, but we do know that they always cost more than your budget and take longer than you plan.  Fingers crossed it won’t be too bad!  In the meantime, Charles and I have become that exciting couple who sits at home each night browsing online for used/affordable kitchen appliances.  So romantic!
